FAQ for property managers

Are property managers and Airbnb hosts the same for tax purposes?

Different. Property managers manage rental properties for owners (typically reported on Schedule C as a service business). Airbnb hosts rent out their own properties (typically reported on Schedule E as rental real estate, sometimes Schedule C if substantial services are provided). Mileage deduction is available for both, but the form and rules differ.

Can I deduct drives to my personal residence inside a managed building?

Generally no for the personal-residence portion. If you live in one of the units you manage, drives to and from that unit are personal commuting (with the home-office exception applying narrowly).

What about drives to a maintenance supply store?

Yes, business mile. Same with drives to pick up locks, paint, or other property-supply purchases.

Is property management software deductible?

Yes. Software subscriptions (Buildium, AppFolio, Rentec Direct, etc.) are Schedule C business expenses, separate from mileage.
